Homes sell every day in Tucson. Some days more, some days less. But, they are selling. If you live in Tucson you already know some communities have more For Sale signs than others. You also know that there is a vast variety of communities and subdivisions to meet every need. The average home price per November 2011 statistics is around $158,000 for all of the Tucson Metro Area. Averages by area: North $360,000, Northeast $287,000, Northwest $217,000, Central $124,000, Southwest $96,000, South $80,000. The extreme southwest, south, west, northwest, and northeast all had prices even lower.

 

Speaking of areas. The Northwest continues to have the highest number of sales. This includes Marana and Oro Valley. Home prices in the northwest tend to be a little higher than the southern neighbors. Most Luxury Homes are in the northwest and northern part of Tucson with a sprinkle of communities in central, west, northeast, east and southeast. The majority of the golf communities are in the northwest, north and northeast. Central tends to cater to buyers who like older homes, or who want to live near the University of Arizona. The more bang for your buck areas are in the south and southwest. Which are the hardest hit areas for Short Sales and REO’s.  

 

Home Prices depend on the area of town you want to live in. The more expensive homes are in the North along the Santa Catalina foothills, what we fondly refer to as the Catalina Foothills; in the northwest in Oro Valley; and in the northeast. Catalina Foothills contains more of the older homes, while Oro Valley has a higher number of newer homes. Northeast has a mixture of both. Central Tucson has old and new mixed together. The closer the home is to the University of Arizona, the more expensive it is. There are also some historical communities within the central part of Tucson where homes sell up to and over
$1 million. The west has a mixture of homes with prices between that of their
northern and southern neighbors. The Far South has a large community with a
lake. The far southeast, south, southwest and west hold higher numbers of
manufactured homes. Southeast in Vail has a variety of homes, some along a nice
golf course, and some in very nice communities ranging from $200,000 to over $1
million, with one community with 30+ acre sites if you like dirt roads. Little
known to people outside Tucson are the homes and cabins on Mt. Lemon where
prices are more for the upper middle class.

 

The further you get from the heart of Tucson the more homes there are with larger lots and acreage. Equestrians tend to look at the northeast and northwest for homes. The further from the heart of Tucson the lower the price as well. Cyclist migrate more to the northwest and northeast. Golfers or those who like living next to a golf course tend to head toward the north, northwest and northeast.
